Changes are coming to the Narwee Housing Investigation Area.

Council proposes to rezone the area from low density residential to a combination of medium and high density residential zones to permit two storey medium density developments and small apartment blocks of up to four storeys.

Note: This is a preliminary targeted consultation session. You will receive another opportunity to have your say during the formal exhibition of the Planning Proposal for LEP21 at the beginning of 2021.

Background

In March 2020, the Georges River Local Strategic Planning Statement (LSPS) 2040 was endorsed and adopted. The LSPS 2040 sets out the land use vision for the next 20 years, including identifying potential locations to be investigated to provide a diverse range of new housing to meet the housing targets specified by the State Government.

A total of 6 areas have been identified by the LSPS 2040 as Future Housing Investigation Areas to deliver additional housing across the local government area (LGA). Narwee is identified as one of the Housing Investigation Areas.

Based on an assessment against the LSPS 2040 Criteria to Guide Growth, review of the Narwee Housing Investigation Area is underway in response to the State Government’s direction to create capacity for additional dwellings to assist in meeting the LGA’s housing targets. The rezoning of this area is proposed by the Planning Proposal known as LEP21. The controls proposed by LEP21 was endorsed by Council at its meeting dated 23 November 2020 and are currently being assessed by the NSW Department of Planning, Industry and Environment. The Narwee Housing Investigation Area (outlined in red) is currently zoned R2 Low Density Residential. This is where one and two storey houses and dual occupancies are permitted.

The proposed changes will see this area rezoned to a mix of:

  • R3 Medium Density Residential – proposed controls will permit manor houses, terraces, villas and townhouses up to two storeys, and
  • R4 High Density Residential – proposed controls will permit small apartment blocks of up to four storeys.
