The contribution is in addition to any development contributions under section 7.11, section 7.12 or section 7.24 of the Act to the Development.
The Offer to enter into a VPA from GTB Hurstville Pty Ltd was reported to the Environment and Planning Committee Meeting on 11 June 2019 and Council accepted the VPA Offer at its Meeting on 24 June 2019.
Planning Proposal relating to the proposed VPA
The proposed VPA relates to the Planning Proposal PP2015/0005 that proposes to amend the Hurstville Local Environmental Plan 2012 (HLEP 2012) for 9 Gloucester Road, Hurstville.
The Planning Proposal proposes the following amendments to the HLEP 2012:
- Increase the maximum building height applying to the site from 23m, to a range of heights of 23m, 30m, 40m, 55m and 60m; and
- Increase the Floor Space Ratio (FSR) from 3:1 to 4:1 (including a minimum non-residential FSR of 0.5:1).
The intended outcome of the Planning Proposal is to ensure that future development will provide for a mix of commercial, retail and residential uses within a mixed use zone.
The Planning Proposal was reported to the Environment and Planning Committee Meeting on 11 June 2019 and Council Meeting on 24 June 2019.
To support the Planning Proposal, a site specific Development Control Plan (DCP) has been prepared to provide detailed urban design controls and considerations for the future development of the site.
The Planning Proposal and DCP are on public exhibition at the same time as the VPA.

Public Notification Period - The proposed VPA is available for public inspection from Wednesday 22 January 2020 to Friday 21 February 2020.
