Consultation has concluded
Georges River Council is exhibiting a Planning Proposal to amend the Hurstville Local Environmental Plan 2012 in relation to 9 Gloucester Road, Hurstville. The amendments include the following:
Increase the maximum building height applying to the site from 23m, to a range of heights of 23m, 30m, 40m, 55m and 60m; and
Increase the Floor Space Ratio (FSR) from 3:1 to 4:1 (including a minimum non-residential FSR of 0.5:1).
The intended outcome of the Planning Proposal is to allow for a range of commercial, retail and residential land uses within a mixed use zone. The Planning Proposal will provide employment and housing opportunities for Hurstville that will benefit from the proximity to the Hurstville City Centre and public transport services.
An offer to enter into a Voluntary Planning Agreement (VPA) was submitted by the Developer in conjunction with the Planning Proposal. A proposed Planning Agreement has been prepared and is being exhibited concurrently with the Planning Proposal.
To support the Planning Proposal, a site specific Development Control Plan (DCP) has been prepared to reflect detailed urban design considerations for the future development of 9 Gloucester Road, Hurstville. This DCP has been prepared as Amendment No.11 of the Hurstville DCP No.2 and will be inserted into Section 8 – Controls for Specific Sites and Localities as Section 8.3 - 9 Gloucester Road, Hurstville. Council at its meeting dated 24 June 2019 resolved to exhibit the abovementioned draft Amendment.
The closing date for submissions is Friday 21 February 2020.
